A. Short Let Cancellation Policy
This policy applies to all bookings under [6 months].

B. Long Let Tenancy Policy (6 Months +)
This policy is secondary to the signed Assured Shorthold Tenancy (AST) agreement.

Holding Deposit: Once paid, the holding deposit is non-refundable if the prospective Tenant withdraws their application or fails the essential referencing checks.

Signed Tenancy: Once the AST is signed, the Tenant is legally bound to the full duration of the term.

Early Termination: Early termination is only permitted if a specific Break Clause is included in the AST, or by agreement with the Landlord, which typically requires the Tenant to cover the costs of finding a replacement tenant and any rent shortfall.
